Building Information Modeling
Not just visualization — a working model. BIM outputs include automated material lists, quantity takeoffs, and preliminary cost estimate data. A deliverable your PM and estimator can actually use.
A Model Your Whole Team Can Use — Not Just Your Renderer
AutoCAD · Revit
Most 3D models are visualization tools. A BIM model is a project management tool that also visualizes. There's a significant difference — and that difference saves real money on real projects.
We build BIM models in Revit that contain not just geometry, but data. Every wall knows its assembly type. Every door knows its hardware set. Every material knows its unit cost. That data extracts as material schedules, quantity takeoffs, and preliminary cost estimates — automatically, without anyone counting lines on a drawing.
As a licensed California architect with a software development background, we also build custom Revit scripts that automate data extraction for repeat clients — so if you're doing multiple projects with us, your workflow gets faster over time, not just consistent.

BIM vs. Standard 3D Model
The difference isn't in what it looks like. It's in what it knows.

The BIM Process
Clear scope definition, structured build, and a deliverable your whole team can use.
01
Scope & Data Requirements
We define exactly what data outputs you need — schedules, takeoffs, cost data — before the model build begins. No ambiguity.
02
Model Build
I build the Revit model to spec from your drawings, assigning parameters and data to every element that needs to be tracked.
03
Data Extraction & Review
Schedules and takeoffs are extracted, formatted, and reviewed with you before final delivery. Discrepancies are resolved before handoff.
04
Handoff & Coordination
Model, schedules, and exports are delivered. I'm available for a coordination call with your estimator or GC to walk through the data.
Built for Architects and Project Teams Who Need More Than a Pretty Model
BIM is a B2B service. The people who need it most are the ones managing projects where estimating accuracy and coordination overhead have real cost consequences.
- Architects and small firms who need to deliver a coordination-ready model to a general contractor but don't have the internal Revit horsepower to build it
- Project managers who need accurate quantity data earlier in the design process — before full construction documents — to validate feasibility
- Developers who need preliminary cost estimate data to stress-test a project proforma against design decisions
- Repeat clients who benefit from custom automation — the more projects we do together, the more efficient the workflow becomes

Frequently Asked Questions
What is Building Information Modeling (BIM)?
BIM is a process of creating and managing a digital representation of a building that contains far more than geometry. A BIM model stores data about every element — materials, dimensions, quantities, specifications, and relationships between components. That data can be extracted as material schedules, quantity takeoffs, and preliminary cost estimates — directly from the model, without manual counting.
What does Thorpe Studios deliver as part of a BIM engagement?
A complete BIM model built in Revit, with elements properly categorized, parameterized, and ready for data extraction. Deliverables include automated material schedules, quantity takeoffs by category, preliminary cost estimate data formatted for your estimator, and coordination-ready model files. Rendering outputs can also be generated directly from the BIM model.
How is a BIM model different from a standard 3D model?
A standard 3D model is geometry — it looks right and renders well, but it doesn't know what anything is. A BIM model knows that a wall is a specific type of construction assembly, what it's made of, how many linear feet exist, and what it costs per unit. That data is what makes BIM a project management tool, not just a visualization tool.
Can you work from existing Revit files or drawings?
Yes. I can work from existing Revit models to clean up, upgrade, or add BIM data. I can also build a new BIM model from AutoCAD drawings, SketchUp files, or PDF construction documents. As a licensed architect, I read construction documents in full — so the BIM model reflects your design intent accurately.
How accurate are the material lists and quantity takeoffs?
The accuracy of the takeoffs is directly tied to the accuracy of the model. Because I build models to spec — not to approximation — the material schedules reflect what's actually in the design. I always provide a scope definition upfront so your estimator knows exactly what's included and what assumptions were made.
Can the BIM model be used for rendering and VR?
Yes. The BIM model can serve as the basis for photorealistic Blender renders and VR/AR walkthroughs on the Oculus. This is one of the key advantages of working with Thorpe Studios — you build the model once and use it for visualization, BIM data extraction, and immersive presentations.
Who benefits most from BIM services?
Architects who need to deliver coordinated models to contractors, project managers who need accurate material quantities without manual counting, and developers who need preliminary cost data early in design to validate project feasibility. BIM is most valuable on projects where estimating accuracy matters before construction documents are complete.
Need a model your estimator and PM can actually use?
Send us your drawings and tell us what outputs you need — material lists, quantity takeoffs, cost data, or all of the above. We'll scope it out and tell you what's deliverable.
